WOODLAND HILLS COMMUNITY ASSOCIATION BOARD MEETING
September 7, 2011
The meeting began at 6:32pm. Attending were Randy Alexander, Jim Stewart, Kathy Colasardo, Carol Crozman, Dick Helmstetter, Lois Lund, Ed Streibel and Ted Schultz from CETEC.
Secretary's
Report: Jim read the minutes from the August meeting
and Kathy motioned to accept them with a 2nd by Jim.
Income
Statement: Expenses exceeded income by $700. Kathy motioned to accept the income
statement with a 2nd by Carol.
Water Report: Water losses
for the month were 25 percent. The
number one pumphouse remains a constant problem. The pump continues to run dry and the board listened to Ed and
Ted described the problem and the possible solution. The pumps have a very narrow water level range to use. As the water level in the tank drops the
well is signaled to refill the tank but occasionally the water level drops
below the suction level of the pump.
Air gets into the pump and suction cannot be restored. Keeping the water in the tank at a nearly
constant level would cause the well pump to cycle more frequently causing
excessive wear. This problem of the
pumps running dry has been a known issue for a long time.
The permanent solution is to build a pit to
hold the pumps and then give the pumps access to the water near the bottom of
the tanks. This will provide constant
positive water pressure to the pumps.
This solution will fit within the planned rebuild of the lower part of
the water system.
Ted will size and price the solution and meet
with the board in the next week or so.
(As these minutes went to press on September
22 the board got an estimate of $30,000 for the repair. The board authorized the project).
Old Business: None.
New Business: Kim Wheeler
asked Jim Stewart for the go ahead to replace the existing modular home on
Robin Lane with new modular. Jim
approved the request.
The next meeting
will be held October 12. This meeting
was adjourned at 8:04.
