WOODLAND HILLS COMMUNITY ASSOCIATION BOARD MEETING

February 10, 2010

 

The meeting was started 6:35pm.  Attending were Jim Stewart, Dick Helmstetter, Carol Crozman, Lois Lund and Ed Striebel.

 

Secretary's Report:  Jim read the minutes from the January meeting.  A typo was corrected and Dick motioned to accept the minutes with a 2nd by Jim.

 

Income Statement:  Net income in January was $371.  Lois noted that the payment mailbox got whacked and was secured to the newsletter box with bungee cords.  Woodland Hills has a new resident, Kelly Abraham.  A motion was made to accept the income statement by Jim with a 2nd by Carol.

 

Water Report:  Water losses for the month were over 50 percent.  Part of this loss can be attributed to a substantial leak at 7711 Bluebird Lane.  Water service to the house has been cut off and will remain off until repairs are made.  The house is owned by Cenlar Mortgage and they were notified on January 12, 2010 of the situation.  Sade of Cenlar Mortgage at 800-223-6527 took Ed’s call.  Taylor-Bean Mortgage originally had the house and they were also notified at 888-225-2164.  This will be considered WHCA’s due diligence to notify the owners of the house about the damage.  The leak was caused because power to the home was cut off and the pipes froze.

 

The hour meter went out in the #1 pump house and was repaired.  The water tanks on Lark Lane need to be inspected and cleaned.  However, the hatches at the top of tank are too small to permit a diver to enter.  Rather than draining the tanks and removing and reseating the lower hatches and fighting the leaks that result from this process, the board voted 3-0 to replace the top hatches with 36-inch hatches. 

 

Old Business:  The paving company that patched the home service line repair on Woodland Drive last year has not yet been paid.  Dick will speak with the homeowner about the bill and if payment is not made quickly the board will pay the bill and seek payment from the homeowner.  A contract for the water system engineering study was signed and mailed to CETEC on January 31.

 

New Business:  Bud Freidel has asked the board for permission to run a logging truck on weekends through the forest service gate at the end of Woodland Drive.  It was unclear whether the trucks will be hauling full loads out of the forest through Woodland Hills.  Jim volunteered to follow up.   The board considered topics for the annual meeting.  If progress on the engineering study has been CETEC would be invited to speak at the meeting. 

 

The next meeting will be held March 10 and this meeting was adjourned at 7:25pm
